  • HOW DO I KNOW IF I CAN AFFORD TO BUILD A NEW HOME?
    There is a lot of advertising for "no deposit" or "low deposit" home loans and endless quick online calculators available to advise your borrowing capacity. However, there are many factors that are taken into consideration and many different banks and lending institutions that have different criteria for qualifying for a loan. It can be confusing which is why advice from a good mortgage broker is the best place to start. Even if a bank has said no or you have some bad credit history, a mortgage broker can look objectively at your circumstances and offer you advice. We specialise in finding solutions!   • HOW MUCH DO I NEED SAVED FOR A DEPOSIT?
    Our affiliate mortgage brokers can advise you on this but it isnt always as much as you think. There are finance products on the market and government assistance that can support with low and no deposit loans based on a set of criteria. It is always worth getting in touch with us so one of our mortgage advisors can advise you on how much you need. Even if you don’t think you have enough in savings yet they can give you advise on if there is a finance product available to you. There are options such as government incentives, guarantors, savings plans and low deposit loans that can be explored. The commonly discussed 20% deposit isn't always required, especially when choosing to build compared to buying established. And if you are a first home buyer there are even more options and savings available. There are options with as little as 2% deposit. And other factors such as a good rental history through a licensed real estate agent can be used to reduce the required deposit with some banks and financial instituions.   • DO I QUALIFY FOR ANY GOVERNMENT GRANTS?
    There are currently state government first home buyer grants available in Victoria. These cover stamp duty savings and assistance with deposits and savings on lenders mortgage insurance. The grants can be complicated to understand and apply for so using a mortgage broker is the best option. Our affiliate mortgage brokers are aware of all the current grants and what is required to qualify for them. They will advise what you qualify for and take this into account in advising how much you can borrow.   • ARE THERE ANY ADVANTAGES TO BUILDING OVER BUYING AN ESTABLISHED HOME?
    When you build a new home, the build cost does not incur stamp duty in most circumstances. Stamp duty is only payable on the land. If you are an eligible First Home Buyer, there are also stamp duty exemptions available on the land. Our affiliate mortgage brokers can advise you on this. When buying an established home, stamp duty is payable on the full cost of the property. So the purchasing costs on established homes are higher than a house and land package. The established home market is also currently experiencing strong capital growth. Particularly in suburban areas with land and lifestyle benefits. This means property prices are increasing due to the high demand for each property. Building a new home enables you to secure todays building prices for a home that is predicted to experience capital growth in the timeframe it takes to complete the build.   • SHOULD I BUY A BLOCK OF LAND WITHOUT YOUR ADVICE?
    You may have seen a block in an area you like that you want to buy and think you’ve been offered a great deal however our recommendation is to speak to us before signing any land contract. We can help you consider: Additional sitework costs. These are required to build on any block. While they can be standard on a flat block, factors such as any slope or easement can lead to steep sitework costs and inflate the overall cost of your build. Details on when the land is titled. This is the date the block will be released by the developer and ready to be built on. If this date is too soon you may not have finance in time or if it is too far away you may need to cover rent and repayment costs for longer than needed. Suitability of the block based on its orientation to maximise natural light, suitability for the home designs you like and proximity to estate amenities such as parks. We will also highlight any concerns with the block such as noise or estate requirements that could increase your cost of building. Price! We can assist you by negotiating the purchase directly with the land developer to ensure you are getting the best deal. Sometimes land rebates and discounts can be available too. We will ensure your build cost fits within your remaining budget while the design maximises the use of your land and all sitework costs, build inclusions and your desired extras are detailed and included in your build contract.   • WHAT ARE SITEWORK COSTS?
    Siteworks are the costs incurred in preparing your land to build on it and can vary from block to block. The slope of the block could require additional ground work such as retaining walls, filling, cutting or drainage. This needs to be done on sloping blocks to ensure the home build is structurally sound. The soil type and stability can also impact sitework costs. A builder can look at site engineering plans and order reports/tests they need to advise these costs. These costs are payable by you and are completed by the builder you choose to build with. The sitework costs should be quoted by a qualified builder BEFORE you sign on your land or build contract.   • HOW DO I KNOW IF A HOME DESIGN I WANT WILL FIT ON MY BLOCK OF LAND?
    Unfortunately, it is not as easy as picking a block you like and a house design you like and it will always work. A builder needs to review the engineering plans of the block, the plan of subdivision, estate guidelines and orientation of the block to advise what house they have available in your price range to suit the block. Our job is to help you coordinate all of this and look at the all options available to you. As we are not a land developer or a builder we can work with all different companies to find the best house and land package for you. These prices also dont include siteworks and other costs that have to be added to complete the build. Often a little more time and sometimes dollars spent at the start of the building process will add greater value to your home and save you money in the long term. All building contracts should include a specification list that outlines exactly what is included in your home.   • WHAT IS THE DIFFERENCE BETWEEN TURNKEY AND A HOUSE & LAND PACKAGE?
    These terms are often used by building companies advertising products but what do they exactly mean! If you are not in the building industry or new to building a home it can be confusing. A full turnkey home means the package price includes everything you need live in the home from day you get the keys with nothing more to do! In addition to a finsihed lock up home, it usually includes features such as letterbox, driveway, landscaping, fencing, and window coverings. But you still need to check with your builder and read your contract before signing to confirm exactly what is included and what quality they are. A house and land package can also include the features mentioned above but can also just reference the home built on your block of land up to lock up stage. You need to ensure your conversation with the builder makes it clear what is going to be incuded before you sign any contracts. And ensure those items are stated in your contract! Depending on when your land is titled (ready to be built on) it can sometimes be some time before the build commences.
